Why we chose it: The real estate boom on Geelong’s surf coast presented an opportunity to establish an essential service along the main arterial between Geelong and Torquay. The strategically positioned 1.5-hectare site has a 100-metre frontage on bustling Barwon Heads Road. It is within the Marshall Precinct Structure Plan and part of the Armstrong Creek Urban Growth Corridor.

Our process: The urban growth site will benefit directly from a pending change to commercial zoning, which will provide flexibility for future development. A submitted town planning application includes a service station and mixed-use subdivision. Current works to duplicate laneway capacity along Barwon Heads Road will further enhance the site’s accessibility and tenant prospects.

The outcome:
Brix quickly added value by securing a long term lease with a National tenant 7-Eleven for the service station operation. The Service Station has been completed and commenced trading in December 2022. Planning is currently underway for the second stage and balance of the site.
